The questionable area is between the patio and the easement. Again, we could mow and use the easement as part of our lawn but with toddlers we are going to want to stay either in the front yard or the two side yards. The river is pretty though. The kids aren't going to be toddlers forever and I know my brother and I had a blast playing in the creek by our house growing up. I can imagine lots of fun science themed adventures out there. My house will be prettier then a square...I am not that great at using paint.
